Barn offers buyer a blank canvas

A TUMBLEDOWN period barn is set to fire the imagination of buyers wanting a blank canvas to create a unique home.

The Granary Barn has a rural setting adjoining farmland, near to the village of Hartley Wintney, and is being marketed by Knight Frank with a price guide of £650,000.

It is being sold with planning permission and architect-designed imaginative conversion drawings to create a home with nearly 3,500sqft of accommodation.

When work on the redundant barn (pictured right) - which is not listed - is completed, Knight Frank believes it could be worth between £1.3million and £1.5million.

The architects have drawn a plan for a home offering galleried reception rooms, full-height glazed openings and exposed timber framing.

The ground floor is designed with a galleried dining room, a sitting room, study, playroom and study, together with a large kitchen-breakfast room, utility and cloakroom.

At first-floor level, two of the bedrooms will have en suites, with two more bedrooms sharing a family bathroom.

Included in the price guide is nearly half-an-acre of grounds.

Knight Frank describes the marketing of The Granary as an "incredibly rare opportunity to acquire such a property and to have the ability to create a fabulous period home in a fine setting".
