AS a tenant of a commercial property, you know that when a lease comes to an end your landlord will want the property back in the physical condition it should be in if you have complied with all the covenants.
What clauses in the lease should you, as a tenant, look at before you leave the property to ensure compliance with your obligations?
1) Definition of the Property 2) Repair and Decorating covenant 3) Alterations and Improvements covenant 4) Signage covenant 5) Yielding up clause Non compliance could mean paying the landlord damages and an equivalent of loss of rental income for the time the landlord takes to put the property in the condition required in the lease.
